
This single-story home sits on a larger-than-typical corner lot in Bellevue, directly across from a high school. Daily traffic, noise, and activity were a given. Rather than building up, the design spreads across the site, using the house itself to create privacy and calm.
The plan is organized as an H, with the main living space at the center opening to the yard on both sides. The west wing contains the entry, garage, guest suite, and office, forming a buffer between the street and the rest of the house. The east wing is more private, housing the bedrooms and a tea room, positioned as far from the activity as possible.
This layout naturally creates two courtyards. A larger, south-facing courtyard captures afternoon sun and serves as the primary outdoor living space. A smaller, north-facing courtyard is designed as a quiet retreat, with a soaking tub and garden.
The result is a home that turns inward for comfort and privacy. The street fades away, and the courtyards become the focus of daily life.
