Métrica is led by its founders, Andrés Villaveces and Juan León. We're personally involved in every interior project we take on, focusing on a limited number each year to stay close to the work. We've delivered turnkey projects at scale and supported repeat clients as they expand or outgrow their spaces, helping them stay consistent across locations while adapting to what's next.

Not always, but in most cases, yes. Any project that changes the layout, adds or moves walls, or affects building systems like mechanical, electrical, or plumbing will require permitted construction drawings prepared by a licensed architect. Even cosmetic renovations can trigger code requirements depending on the scope. If you're not sure, we can look at what you're planning and tell you what's required.

It depends on how much you're changing. A finish-level renovation — paint, flooring, lighting, fixtures — is a focused scope with minimal code impact. Once you start reconfiguring layouts, adding rooms, or modifying mechanical and electrical systems, the documentation and coordination requirements increase. A full gut renovation or change of use is the most involved and may trigger accessibility upgrades, structural review, and updated fire and life safety systems. Design typically takes 3 to 6 months in most projects. Construction adds another 4 to 12 months depending on the complexity and size of the space. A straightforward office renovation will be on the shorter end; a large space or a space with specialized systems and requirements will take longer. We can give you a realistic schedule once we understand what it is needed.

Our fees are fixed and based on the size of the space and the level of work involved. We publish our fee schedule in our Architect's Guide so you know what to expect before we start.

Offices, retail, showrooms, and tenant improvements across building types. We've designed workspaces for technology companies and flagship retail stores. If you're fitting out a leased space or renovating one you own, we can help.

It depends on the scope. Some tenant improvements only require architectural drawings. If your project involves structural changes, new mechanical systems, or significant electrical work, engineering consultants will be needed. We coordinate with engineers and include their scope in our proposal so you have one point of contact.

A floor plan of the space (even a rough one), would be helpful. Your goals and target timeline are also useful. If you have a lease with a build-out deadline, that's helpful to know upfront.
