This master plan organizes 315,000 square meters (3.7 million SF) of mixed-use development around an existing golf course, structured by a shaded pedestrian promenade inspired by traditional Arabian urbanism. The promenade establishes a clear sequence through the district, beginning at a landmark gateway building and culminating at a hotel and entertainment venue that anchor the development. Mixed-use blocks frame shaded streets, courtyards, and retail edges to support walkability and year-round activity. Archaeological surveys uncovered remnants of a 7th–9th century settlement, preserved within an egg-shaped conservation zone envisioned as a future visitor park at the heart of the plan.
