
Dubai TOD is a 2.2 million SF transit-oriented development on Sheikh Zayed Road with direct, on-site access to the Dubai Metro. The program combines 630 apartments, 594 hotel keys, nearly 40,000 SF of office space, and a mix of retail, cultural, and entertainment uses to create a true 18-hour district.
At ground level, the project is organized around a pedestrian promenade that becomes the site’s primary public address. It links the metro station and the hotel as the two main activity anchors, concentrating storefronts, lobbies, and amenities along a continuous, legible route designed for high foot traffic and strong leasing visibility.
Above, the massing and unit orientation prioritize views and value. The upper levels are oriented west to capture open ocean outlooks and long-range landmarks, including Palm Jumeirah and the Burj Al Arab, while the mixed-use stacking supports consistent activation across the day, week, and season.
